Know Before You Go

A few helpful details to make your arrival easy and your stay relaxing.

Check-In and Check-Out

Check-in: 3:30 PM, with keyless smart-lock entry.
Check-out: 10:00 AM.
Arrival: Arrive any day of the week. There is a 2-night minimum stay.
Before you leave: Please turn things off and throw away trash.
Trash pickup: Trash is collected early Monday morning, with an extra Saturday pickup in summer. Please put bins out the night before.

The House

115 45th Street, Newport Beach, a ground-floor duplex four houses from the beach.
4 bedrooms, each with its own bathroom, sleeping up to 11 guests.
Bedroom 1: queen bed and sleeper sofa. Bedroom 2: queen bed. Bedroom 3: queen bed. Bedroom 4: double bed and twin bed.
Front patio, about 18 x 10 feet, with tables and chairs and a BBQ grill.
The upstairs unit is separate, and there is no roof deck access.
Hot water: it takes about 3 minutes to reach the taps, so let it run.
Single-level home. Please note the home is not wheelchair accessible.

Parking

The house has a 2-car enclosed garage at the rear for standard-size cars, plus street parking out front. Street parking on the peninsula fills quickly in summer, and parking meters and city lots near the piers and Balboa Village have time limits, so please check posted signs.

What's Provided

Bed and bath: linens, towels, hair dryer, shampoo, conditioner, body soap and shower gel.
Kitchen: refrigerator and freezer, stove, oven, microwave, dishwasher, coffee maker, toaster, blender, pots and pans, baking sheet, dishes and utensils, wine glasses, kitchen island and dining table.
Beach gear: beach chairs, an umbrella, boogie boards, beach towels and beach toys. The house guidebook lists nearby bike rentals.
For little ones: a pack-n-play is available on request.
Comforts: Wi-Fi, fireplace, central heating, ceiling fans, in-unit washer and dryer (no coins), smart TV, cable/satellite, books and board games.
Basics: toilet paper, paper towels, soaps and cleaning products.
Safety: smoke and carbon monoxide detectors, fire extinguisher and first aid kit.

House Rules

Maximum occupancy is 11 guests. Children and infants are welcome.
The primary renter must be at least 25 years old.
No pets, no smoking and no events.

Newport Beach Rental Rules

This home is licensed by the City of Newport Beach, Short Term Lodging Permit SLP11464.
Quiet hours: City rules prohibit amplified or recorded sound outdoors, or audible beyond the property line, from 10:00 PM to 10:00 AM.
Guests are responsible for all activity on the property and can be cited and fined for disturbances.
Please be a good neighbor, and keep voices low on the patio in the evening.

Booking Details

Cleaning fee: $300. City tax: 10%.
Refundable $500 security deposit, held 3 days before arrival and released 2 days after departure.
Booked through Airbnb or Vrbo? That platform's cancellation terms apply.
50% due at booking. The balance is due 30 days before arrival.
Cancellation: full refund if cancelled more than 60 days before arrival. No refund within 60 days of arrival.

What to Pack

Swimsuits, sunscreen, sunglasses and a hat.
Layers and a light jacket. Evenings by the ocean are cool, even in summer.
Flip-flops and comfortable walking shoes for the boardwalk.

Weather by Season

Late spring and early summer: "May Gray" and "June Gloom" often bring cool, overcast mornings that clear to sunshine by afternoon.
July through September: the warmest, sunniest stretch, with the warmest ocean water.
Fall: often the loveliest season, with clear skies, warm days and fewer crowds.
Winter: mild and crisp, with occasional rain. A perfect time for a fire in the fireplace and the Christmas Boat Parade.

Groceries and Pharmacy

Pavilions, 3100 W Balboa Blvd (near 32nd Street). Open daily 6 AM–10 PM, with grocery delivery and curbside pickup. (949) 675-2395.
CVS Pharmacy, 1020 Irvine Avenue. Store and pharmacy open 24 hours. (949) 642-0122.
Dory Fleet Market, at Newport Pier, for fresh local fish Wednesday through Sunday mornings.
